Acquisition Loans

Loans to purchase specific real estate including non-owner occupied residential, multi-family, and developed buildable lots. Let us help you build your inventory! Builder's Land Capital can also finance raw land purchased for future development to builders with a strong history of completing land development projects and a good down payment. Loan terms are usually interest only for up to 2 years.

Fix/Flip and Value Added Loans

Have you located a diamond-in-the-rough property that has big profit potential with a few additions, updates, improvements, and a little "elbow grease"? When a few renovations or a needed change in management can unlock the potential for a property to achieve higher rents and a better sales price, we have the financing solution with our Fix/Flip and Value Added Loan.

Cash Out Refinance

Senior lien financing for those needing to access equity in a investment property or portfolio of investment properties for purposes not related to improving the actual collateral. Banks are often hesitant to increase leverage to allow a borrower to "cash out" to use the proceeds for purposes beyond their purview. Our underwriting is "project first" allowing our clients the flexibility to meet their needs and objectives more freely.

Bridge Loans

Short-term or interim financing to provide quick cash for closings on purchases. Usually the loan will be refinanced, repaid, or reworked into a construction loan within 6 months. Builder's Land Capital will usually hold a senior lien on the property being purchased and a junior lien on the property being sold, if applicable.

Construction

Our construction loans are structured as lines of credit with the first draw used to purchase a property. Subsequent advances are made for work completed according to the approved budget. The construction product includes new residential/commercial construction, redevelopment and infill projects. 100% financing including interest carry through the development phase is available.
