We are a project first lender.  We know not everyone fits into the bank financing box.  There aren't minimum credit scores, global cash flow requirements, and the need for W2 income.  We look to finance good projects, with good clients, in good locations.  Each request stands on its own merits. 

We do not.  We offer commercial purpose loans to investors, builders, and developers.

Currently, we lend in the following MSA's:

• Fayetteville/Springdale/Rogers
• Fort Smith, AR-OK
• Jonesboro, AR
• Russellville, AR

If your project lies outside of but within close proximity to these locations, please contact us for consideration.  We look for markets with strong demand and fundamentals.

We do not as a primary line of business, however, we do not prohibit our borrowers from receiving mezzanine financing or pledging a junior lien provided each is subordinate to our senior mortgage.

• Interest rates range from 8.50% to 12.50%
• Loan fees from 1.5% to 3.5%

• Loan amounts:  $100,000 - $1,500,000
• Loan maturities:  6 months - 2 years
• Maximum LTV based on appraised value or as-complete appraised value for Fix/Flip and Construction Loans:  Unlike the bank, BLC uses the "As-Completed" appraised value, NOT restricting you the lesser of project cost or as-completed appraised value!

Yes, provided there is adequate appraised value.  Unlike bank lenders, we want to ensure you have the flexibility to meet all debt service obligations during the remodel, construction, or stabilization periods.  Again, we are project first lenders!
